Building Process
Making a house your home is the goal of Sollenberger Partners.  Personal attention by Dale and Dave is a distinguishing feature of working with this company.  Their years of experience allow you to make detail decisions as the building process progresses.  Once you are standing inside your framed kitchen, what specific cabinets do you envision?  What kind of sink meets your needs and fits with the style of the room?  Since there is a high level of involvement by Sollenberger Partners, there will not be pricing surprises.  You will know what to expect based on the decisions you have made!

The following process details the building of a home with Sollenberger Partners.

  • Programming
    • Identify individual and functional requirements – how many bedrooms, bathrooms, kitchen requirements for size, do not want steps, size garage ect.
  • Conceptual Design
    • A bubble diagram will be developed to show room relationships.
    • Functional living spaces will be determined – needs and requirements met.
  • Design Development
    • Dimensions, room sizes, ceiling heights will be added to the diagram.
    • Structural and mechanical designs will be developed.
    • Final design and types materials are completed.
    • Price estimate is given to the client.
  • Construction Documents
    • “Blue prints” or “working drawings” are developed.
    • Technical details and quality of materials are completed
    • Allowances are determined for the pricing of the home.
    • Final price and allowances are set.
  • Subdivision Approvals and Permits Obtained
  • Construction and Client Selection Schedules are Set.
  • Construction Begins
  • One Week Before Closing
    • Walk thru with the client to develop the final punch list.
    • Walk thru with the client to familiarize them with the use and care of the new home.
  • Closing
  • Warranty Begins
    • At end of the warranty period a punch list is developed, if required, and repairs are made.  If in the warranty period, emergency repairs are required, the repairs are corrected immediately.
